We are excited to share with our audience that our customer is finally a landlord! After some challenges to do the renovation of the property, she was able to complete the job and the house got rented within a week.
The challenges we helped her overcome were due to her need of funding and also to the supply chain and inflation that the world is currently experiencing.
One thing that she had a hard time believing when she decided to give us the opportunity to mentor her, is that there is always money available. Like many, she always thought of institutions as sources of financing. And she knew that her credit history would not allow for any of these “regular” lenders to support her efforts. Our network of private and hard money lenders played an important role to finance her rehab. In the process, she was able to pay off the initial owner financed loan and consolidate the cost of the house with the repairs. So now she only has one bill to pay.
As for the supply chain and price increases, our experienced contractors were able to find different options to get matters moving forward. She also learned that time is very important during this process, as the worst rental property is a vacant one.
She is now a regular money saver from both her job as well as from the cash flow generated from her rental. She plans on using these funds to add a second property soon. Congratulations!
